Is the Housing Market Starting to Thaw?  Inside Recent Real Estate Trends

After a slow and frigid winter season, early signs suggest the real estate market may be heating up again. Mortgage rates have now dropped for seven consecutive weeks, capturing the attention of homebuyers and sparking a 9% jump in mortgage applications in the past week. This uptick could signal the beginning of a more active spring market.

However, homes are still taking longer to sell, with the average days on market in Columbus reaching 55 days. While sales have been sluggish, the good news is that housing inventory is on the rise—January saw a 37% increase in listings compared to December, according to Realtor.com. More homes on the market provide buyers with greater options and less competition than in the past 1-2 years.

Despite the increase in supply, home prices remain firm due to the historically low number of available homes overall. This balance between rising inventory and steady prices presents a unique opportunity for buyers—with more choices, fewer bidding wars, and falling interest rates, it could be the right time to make a move.

Recipe of the Month - Gooey Brownies

This chocolate brownie recipe is perfectly gooey, loaded with melty chunks of chocolate and sprinkled with flaky salt.

Yields 9

Ingredients 1/2 cup unsweetened cocoa 1 cup sugar 1/2 cup unsalted melted butter 1 tablespoon oil 2 large eggs 1 teaspoon vanilla 1/2 cup flour 1/4 tsp salt

Preheat oven to 350°F.

• Grease 8x8 square pan and set aside.
• Combine melted butter, oil, cocoa and sugar in medium bowl. Stir until sugar is dissolved.
• Add eggs one at a time, then add vanilla and stir until well combined.
• Stir in flour and salt until fully combined. Do not overmix.
• Spread in pan. Bake for 20-22 minutes or until the center is slightly set.

Cool completely and cut into 9 squares.
